About Prop Archive
Hi, I’m Theo. I built Prop Archive.
Prop Archive is property management software for landlords with 3 to 20 properties. I build it here in Philadelphia.

Why I built it
I grew up around real estate and have been building businesses since I was 13. I’ve spent years watching the people running small portfolios make do with tools that weren’t designed for them. Most platforms in this space are built for firms with hundreds of doors and the staff to run them. The people running 3, 8 or 15 rentals deserve a tool built around the way they actually work, so I’m building one.
I’m a third-year Entrepreneurship major at Drexel University in Philadelphia, and a resident at Drexel’s Baiada Incubator. I’ve spent the past year talking to landlords, refining the product, and putting it in front of judges at pitch competitions. Right now I’m building Prop Archive full-time during my entrepreneurship co-op at Drexel.
You deal with me directly. I answer my own email and phone, and I read every request.

What it is, and what it isn’t yet
What it is
- A landlord workspace, a tenant portal and a contractor portal, all connected
- Every lease and receipt filed under its property, and searchable by any word
- Repair requests from tenants through their own portal, each one on record
- Rent paid online, and a clear view of who has paid and who is late
- An email before a license or certificate lapses, once you give it its date
- Made in Philadelphia, with support from the person who built it
What it isn’t yet
- It isn't accounting software: reports cover rent income and the expenses you log, as CSV files for your accountant.
- It doesn't run credit or background checks; you record screening results from your own provider.
- There are no owner statements, no owner portal, no trust accounting and no listing syndication.
- Team access covers the whole workspace, so you can't yet limit someone to certain properties.
- The lease reader works on lease text you paste in, not on an uploaded file.
- There's no one-click export of everything at once.
