An owner asks for last year's inspection

Leases, inspection reports, insurance certificates and receipts are filed under their property, so the one an owner wants is a search away.

Nobody can say which repairs are still open

Tenants report repairs in their own portal, so every request is on record for your whole team.

    • AI maintenance triage, shown with sample data: When a tenant reports a repair, AI triage suggests the urgency and the right vendor from your own list.

      AI maintenance triage

A tenant's request comes back with a category, an urgency and a vendor from your own list.

    What it doesn't do yet

    • No owner statements and no owner portal.
    • No trust accounting. It isn't accounting software; reports cover income and expenses.
    • No built-in tenant screening. You record results from your own screening company.
    • No listing syndication. It drafts a vacancy listing for you to paste into the sites you use.
    • Team access covers the whole workspace. You can't yet limit a person to certain properties or owners.

Yes. A viewer can open every property's files but change nothing. Limiting someone to certain properties or owners isn't available yet, so anyone you invite sees every property in your workspace.

Not yet. There is no owner portal or owner statement. You could invite an owner as a viewer, but they would see every property in your workspace, so for now you send an owner their documents and CSV reports instead.

The subscription is free while Prop Archive is in beta, and joining never asks for a card. Payments made online carry a platform fee, taken from the payout: 2.5% of rent (1% with autopay) and 2.5% of application fees. In return for the free subscription, you give feedback when we ask, and features may change while we build. Beta members in good standing when Prop Archive publicly launches get 6 months of the standard plan free from launch; we'll tell you before it ends, and staying on after that needs a paid subscription. The subscription is one flat monthly rate for the whole portfolio, not per-unit pricing. Questions? Email theo@proparchive.biz, or ask on the 15-minute call.

No. Neither the demo nor your beta account asks for a card, and the subscription is free while the beta runs.

Yes. You can download any document you've stored, whenever you like, and you can delete your account from Settings. There's no one-click export of everything at once yet.
